It is the first question we are asked, and reasonably so: advertised prices in Montreal vary by a factor of two for what looks like identical work. The difference is rarely quality. It is how the price is built.

The real ranges in Montreal

For recurring cleaning of a normally occupied home with no backlog, this is what 2026 looks like on the island:

  • Studio or one-bedroom: roughly $100 to $140 per visit
  • Two-bedroom flat: roughly $140 to $190
  • Three-bedroom house: roughly $190 to $260
  • Deep clean or first visit: expect 1.5 to 2 times the recurring rate

A first clean costs more because it is not the same job. It clears what has accumulated — appliance interiors, skirting, the tops of cupboards — before regular visits can hold the house at that level.

Flat rate versus hourly: what actually changes

On an hourly rate, the risk sits with you: if the visit runs an hour long, you pay for an hour. On a flat rate, the risk sits with us. That is the real difference, and it is why a low advertised hourly rate often ends up costing more.

  • Frequency. Fortnightly costs less per visit than a one-off, because there is less to catch up on.
  • Starting condition. A home maintained for a year and one left for six months are not the same job at identical square footage.
  • Scope. Oven interior, fridge interior, interior windows, basement — these are real line items. The price changes with whether they are in or out.

Questions worth asking before you book

  • Is the price flat or hourly, and what happens if the visit runs over?
  • Does the company carry liability insurance? Ask for the amount.
  • Are cleaners background-checked before their first visit?
  • Is it the same person each time?
  • What is explicitly excluded?

That last question tells you the most. A serious service will tell you what it does not do. We do not offer carpet shampooing, full wall washing, or exterior windows above the second storey — we say so and refer out.
